A familiar refrain in all rural communities all over the US. More efficient farming techniques and equipment allow fewer folks to farm more land on their own and more kids of said farmers want to head for the bright lights of the cities instead of living in isolation. This has been going on since the economic recovery after WW2 started in 1947. Many in Texas/Oklahoma/New Mexico should be booming with the current oil patch activity, but most workers would rather commute 60-70 miles than move back to the small towns. There are exceptions, but for the most part the small towns are still shrinking and at best are staying static.

So right, OBK. If the area is specifically agriculture (farming), this is especially true. I have seen a very small segment of semi-retired, emptynesters attempt to move into some of our area and create a little industry but nothing that would really sustain an area. Seeing lots of vineyards..............................
